Ensure The Sale Of Your Home-5 Helpful Tips
Selling a home can be a stressful time, regardless if you have your property listed with an agent or are selling it yourself. You may feel pressured to sell for a variety of reasons like you are already committed to purchase your next home or you simply can no longer afford the payments.
A few low cost improvements inside and out will often make the difference between seeing a “Sold Sign” in the front yard, or one saying, “For Sale-Price Reduced.”
1. Colors are a big factor. Avoid cold tones in living areas as well as anything unusual (bizarre) or stark (Alaska White). Get ideas from magazines and home redecorating TV shows.
2. Hiding defects will only cause a prospective buyer to slam the door. Many homes, even those recently built or remodeled will have a few defects. You may get away with some but it isn’t worth the risk. When something needs fixing-FIX IT! Many home-buyers will request a professional inspection prior to settlement. If the punch list is significant, say goodbye to the sale or be prepared to renegotiate.
3. Be careful about what you convey with the sale. If the listing conveys drapes, curtains, refrigerator, range and the backyard play set, they must remain in place. This does not mean you can replace the Jenn-Aire range with a second hand piece of junk. The buyer may have fallen in love with that range! And the buyer may also be fascinated by the antique chandelier in the foyer. If the listing says all light fixtures convey—then you will have to part with it.
4. The matter of Home Owner’s Associations (HOAs): The listing must clearly explain that the home is part of the HOA. The buyer is entitled to know what monthly dues are and what specifically is covered by the dues. Provide a copy of the HOA rules and regulations by giving them a hard copy or referring them to the HOA website. The need to know if there are specific rules like no exterior antennas, and that the homeowner is required to clean up dog poop. The buyer should also be made aware of any upcoming HOA assessments if the have been formally announced.
5. Give the buyer peace of mind. It is common practice these days for the seller to offer a Homeowner’s Guarantee Policy. You may offer a warrantee and the cost of a pre-sale inspection. This will give the buyer a sense of security.
A number of online Internet sources will offer helpful tips to facilitate the sale of your home. Before the “For Sale” sign goes up, there are numerous things you can do to generate curb or interior appeal.
1. Remove peeling paint and repaint.
2. Trim up shrubs and if the season is right, plant quick blooming wild flowers.
3. Inside—remove (pack up) the clutter. Give the place an open an airy look.
If you plan to avoid listing your home with an agent and would like to sell it yourself—and in doing so, save a bundle of cash—investigate just how to offer a FSBO (For Sale By Owner).
If your sale price is say $200,000 you can save a whooping $14,000 in commissions by being your own agent. Is this complicated? Yes it is—because it will take some effort on your part. Is it Do-able? Absolutely! But I strongly suggest to get some guidance because it is complicated. To learn some tried and proven FSBO tactics get more information:
